We're always glad to hear from owners of a place with a bit of character: a cottage, a farmhouse, a barn, the odd hut.
We don't fill a map for the look of it. A house goes on the site when we're happy to put our name to it, and not before.
The collection starts where we know the lanes best, on Exmoor and the North Devon coast, and grows one house at a time.
What we look for
If we wouldn't stay, it doesn't go on the list.
- The bed. A good mattress and proper linen. It is the first thing we check.
- The kitchen. Sharp knives, a decent pan, and room for two to cook.
- The view. Something worth looking at: moor, sea, garden or village green.
- The owner. Someone who answers the phone and looks after the place.

Where it is, what it sleeps and what makes it worth the journey. A few photos help, but they can wait.
- ii.We come back to you
We read it and get back to you, usually with a few questions about the house.
- iii.If it fits, we list it
We market it, take the bookings on your behalf, pay you and account to you. The terms are agreed with you before anything goes live.
Guests book online or on the phone, and before they arrive we send them directions, how to get the keys, and who to call if something needs fixing. Each place stays yours: we take the booking on your behalf.
