Its two-story layout places the living areas downstairs and bedrooms upstairs, many of which capture breath taking Exmoor views from south-facing windows. ENTRANCE The entrance to Exmoor Farmhouse welcomes guests with a spacious hall, perfect for hanging coats and storing muddy boots. Below the coats, a radiator aids in drying them out. From the entrance hall, a central corridor provides access to all the ground floor rooms. There is also a central entrance hall with a fireplace and double doors leading to the front garden. UTILITY ROOM Adjacent to the entrance hall, a convenient utility room awaits, equipped with two washing machines, a tumble dryer, and a spacious airing cupboard with shelves and rails. A butler’s sink is also available for use. KITCHEN The impressive countryside kitchen is one of the initial rooms you'll encounter at Exmoor Farmhouse, blending character and style seamlessly. This well-appointed, spacious room is finished to a high standard and features all the necessary amenities for self-catering, including a large electric cooker with a warming oven and an induction hob. Four dishwashers of varying sizes and a convenient pantry with the fridge/freezer complete the kitchen. Additionally, a large wooden table comfortably seats at least six, and two cosy armchairs are perfect for reading. The kitchen provides direct access to the rear garden and includes a fireplace for warmth during colder months. DINING ROOM The dining room at Exmoor Farmhouse is a magnificent space with floor-to-ceiling windows and glass-fronted doors that lead to the terrace, offering captivating views of Exmoor. This bright, spacious room is ideal for formal dining or special occasions, featuring two tables: a long table seating up to 10 and a second round table accommodating four more guests. A door connecting to the kitchen simplifies meal service, and during winter, a fireplace creates a cozy atmosphere. LIVING ROOM The formal living room, located at the far end of the house, serves as a fantastic gathering spot. This triple-aspect room boasts far-reaching views of Exmoor and offers ample comfy seating with sofas and armchairs. It also provides two tables for card or board games. A large fireplace is a highlight, especially during winter. In the summer, a door leads directly from the living room to the rear garden and terrace. SNUG Positioned between the dining room and the main sitting room, the Snug is a cosy space for teenagers or adults to watch TV. This room offers excellent views of Exmoor and features a large flat-screen TV with a Blu-ray player. GAMES ROOM Opposite the kitchen, the spacious games room is a guest favourite at Exmoor Farmhouse. Here, you'll find table tennis, table football, and a variety of other board games to enjoy. A staircase to the first floor is also located in the corner of the games room. STUDY Next to the living room, the study provides his and hers desks and delightful views of the local countryside. This versatile space also functions as a library, housing a diverse selection of books and offering a peaceful spot to appreciate the tranquillity of Exmoor Farmhouse. GROUND FLOOR CLOAKROOM The stylishly decorated downstairs cloakroom features eye-catching wallpaper and is equipped with a washbasin and a toilet. MASTER BEDROOM (EN-SUITE) The splendid Master Bedroom is a highlight of Exmoor Farmhouse, boasting ample space, vaulted ceilings, wood beams, and breath taking views from windows on three sides. The room is divided into three sections: one side features a king-size bed, the middle accommodates a comfortable sofa, and the other side houses the en-suite bathroom. The en-suite is equipped with a roll-top bath, a separate walk-in shower, a washbasin, and a toilet. DOUBLE BEDROOM The first double bedroom, accessed via the main staircase, features a unique sloped ceiling. This cosy room includes a double bed and a chest of drawers. Like the other rear-facing rooms, it offers picturesque views of Exmoor. DOUBLE BEDROOM Situated along the main first-floor corridor are two bedrooms. The first is a generously sized double room with feature wallpaper, a large window offering Exmoor views, and ample storage space, including a built-in wardrobe. TWIN BEDROOM Next door to the double bedroom is a charming twin bedroom tastefully decorated in shades of blue. Overlooking Exmoor, it contains two full-size single beds, wood floors, and the comfort of underfloor heating. BATHROOM 1 Two family bathrooms are located on the central first-floor corridor. The first one is equipped with a spacious walk-in shower, a washbasin, and a toilet. BATHROOM 2 The second family bathroom, adjacent to the first, features an inviting roll-top bath, a comfortable chair, a washbasin, and a toilet. DOUBLE BEDROOM The first bedroom at the top of the rear staircase is a spacious double bedroom with a large window providing garden views and ample storage space. DOUBLE BEDROOM At the end of the hallway, you'll find another spacious double bedroom with unique features such as patterned wallpaper, a character alcove housing the bed, contemporary artwork, and antique furniture. BATHROOM 3 The final family bathroom is located between the last two double bedrooms and includes a bath with a hand-held shower attachment, a toilet, and a washbasin with two overhead mirrors. DOUBLE BEDROOM Rivalling the Master Bedroom in style, the last double bedroom is a stunning room with vaulted ceilings, wood beams, a king-size bed, and delightful views of Exmoor.

Exmoor Farmhouse is enveloped by extensive gardens, offering a tranquil escape for everyone. The primary terrace, accessible from the living room, features a dining table, chairs, and a BBQ. Throughout the upper garden level, you'll find sun loungers, deck chairs, and secluded wooden benches. A few steps down from the upper garden tier, a level lawn area provides a perfect space for outdoor games, encircling the house for family fun. Further steps lead to an additional level with goalposts set up for play. You can also take a stroll down to the garden boundary from here. At the front of the house, an alternative entrance leads to another level lawn area that connects to the driveway, offering parking space for several cars. Following the driveway toward the lane, you'll come across onsite stabling, available to guests for a small additional fee (please request stabling when booking).

We are able to provide stabling for two horses depending on the time of the year. Further horses may also be welcome on an individual basis. During certain times of the year, stabling may only be available for emergencies.
Turnout is available all year round for horses and at least two fields will be free for guests to use for their horses.
Please note all horses must have up to date vaccinations and a disclaimer signed prior to arrival.
Stabling is charged at £20 per horse per day. Turnout or grass keep is charged at £10 per day per horse.

+ MoreWithypool is a small village in Somerset near the centre of the Exmoor National Park. Interestingly the name Withy means Willow of which many can be seen along the riverbank. Withypool is situated within the Barle Valley with the River Barle running through the middle. The Tw...o Moors Way also passed through the village. To the southwest of the Village lies Withypool Common and Withypool Hill. The area of Withypool has been inhabited since the Bronze Age and a stone circle can still be seen on top of Withypool Hill. Withypool is mentioned in the Domesday Book and in the 14th century Geoffrey Chaucer was in charge of the village in his duties as forester of North Petherton. Other such notable connections are that the artist Alfred Munnings had a studio in the loft of the Royal Oak (the village pub) and R.D Blackmore wrote part of Lorna Doone in the bar. There is also a local shop, post office and tea rooms within the village.
Recommended restaurants include the Royal Oak in the village, Tarr Steps Bar and Restaurant, Woods in Dulverton, Locanda at Porlock Weir, The Quarryman at Bampton and The Crown in Exford. For those feeling a little more adventurous, there is a beachside Sri Lankan restaurant at Woolacombe and a super Thai restaurant in Dulverton. There is even a mobile fish and chip van which visits Winsford Village on Wednesday evenings during the summer. Peace and tranquillity can be found in Withypool and it is a wonderful place to simply relax. However, if one feels active and simply wants to explore the immediate area there are an abundance of beautiful walks! For those feeling a little more adventurous, outdoor pursuits abound such as cycling, horse, pony riding and hunting, fly and course fishing, sailing and canoeing, and even surfing at Woolacombe! The list is endless and all the information for booking such events can be found within the house. Local places of interest are Dunkery Beacon, Porlock Weir, Dunster Castle and Wimbleball Lake. Visit Tarr Steps: Tarr Steps is a prehistoric clapper bridge located just a few miles from Withypool. The bridge is made of huge stone slabs and is a fascinating piece of ancient engineering. Enjoy some local food and drink: Withypool has a few lovely pubs and restaurants where you can enjoy some delicious local food and drink. Try the Exmoor ale or cider, and indulge in some traditional West Country dishes. Visit Dunster Castle: Dunster Castle is a stunning castle located just a short drive from Withypool. The castle dates back to the 11th century and is set in beautiful gardens with stunning views of the surrounding countryside.
Many people come to Exmoor just for the walking, there are a myriad of footpaths crisscrossing the National Park and Withypool is no exception. Wonderful walking direct from the door include the walk to Landacre Bridge, which follows the river to the west, a lovely walk on a fine day. Or to the east you can walk to Tarr Steps - a prehistoric clapper bridge possibly dating from 1000BC. After crossing the bridge, you can eat or simply have a pint at the Tarr Steps pub. If the sea beckons Saunton Sands, Braunton Burrows, Croyde and Ilfracombe are all within an hour’s drive.
