Upcott Farm House in Exmoor National Park is a traditional family farmhouse offering accommodation for 5 - 16 guests (14 in beds, plus sofa bed), ideal for a family breaks in rural Exmoor. The private family heated indoor swimming pool is open to house guests only.
Located in the middle of Exmoor National Park(a Dark Sky Reserve), just outside of Winsford Upcott Farm House is a fantastic base for exploring the West Country while still being a working farm. Bring your well-behaved dogs (4 max) for long leisurely strolls in the beautiful countryside, footpaths right outside the door. Upstairs there are four double bedrooms (one with en-suite shower room and toilet), one twin room, triple room(one double bed and a single z type bed) and a single bedroom. There is a spacious family bathroom with shower over bath and hand basin, plus separate toilet. There are two further shower rooms with hand basins, and one includes toilet too. Downstairs there is a large family fully equipped kitchen with a small breakfast table, and complete with a large inglenook displaying implements that would have traditionally been used. The kitchen is fitted with two electric ovens plus a further small oven/grill, and hob plus dishwasher. Adjoined to the kitchen is the porch which houses the washing machine and tumble dryer. There is a large cold store/larder containing additional tall larder fridge (in addition to the under-counter fridge in the kitchen) and chest freezer, plenty of space to store a large family supply of food! The spacious boot room to the rear of the house has an exterior door, so access with muddy boots can be made via this entrance, there is a downstairs toilet off the boot room. The sitting room overlooks the front garden, it is spacious One of the sofas can be converted into a sofa bed plus a memory topper for two additional guests, in order for the property to accommodate a total of 16 guests. The dining room, across the hallway, looks out over the front garden too and the large dining table provides plenty of room for everyone to sit down to eat together. The small garden to the front of the property is level and enclosed by an ornate metal fence. The garden to the side/rear of the house contains the family-heated swimming pool. The rest of the garden is slightly sloping and terraced, it is enclosed by a fence also. The view from the garden is across the yard to the surrounding countryside. ***Security deposit A security deposit of £250 is required when booking this property. This amount will be added to the total price of your booking and will be refunded after your stay unless the owner discovers damage to the property or its contents after your departure. Bed linen and house towels are provided, but not pool towels so please bring these with you. Wifi, heating, and electricity is included (sorry, not including car charging - unfortunately, there is no EV charging point on site, and cannot offer to charge your car due to the capacity of the domestic supply) For this reason, we would kindly ask you NOT to charge your EV from the Farmhouse. If you need to charge your vehicle, there is a nearby EV charging point at The Rest and Be Thankful at Wheddon Cross about 10 mins away) Up to 4 dogs, well-behaved dogs are welcome (£15 supplement per dog) up to 5 cats are welcome (£20 per cat) but NO cages offered. Two high chairs and two travel cots can be provided (bed linen not provided for the cots) also changing mat, toilet step x 2, and child's toilet seat if required. Minimum stay is 3 nights (sorry, no 2 night bookings) Access to Upcott Farm House is by interesting narrow and steep country lanes (if you are unable to make the sharp left-hand turn into the drive if coming up the hill please go up to the top of the hill and turn at the black barns then take the driveway from coming down the hill 2nd turning on the right). also please note there are NO street lights on these narrow lanes

The kitchen is well equipped with many extras including mixer, blender, cooking tins, vegetable dishes etc. items so you can cater up to 20 guests plus glasses many different types up to 20 guests also plastic children plates, bowls, cups and tumblers knife fork and spoons for up to 6 children also we have a large larder with the old slate tops a large space for the amounts of food required for a large family that will fill this house Also, in the lounge, there is a small selection of books, lots of maps for walking and lots of leaflets for a great content of information on this beautiful area etc. Most household items are supplied in our welcome pack to get you started only, such as washing up liquid, washing powder, tumble dryer sheets, hand soap, kitchen and toilet rolls, bin bags, J-cloths, sponges, dishwasher tablets, cleaning items, two hovers two irons two ironing boards etc but NO groceries items supplied because of allergies Two high chairs and two travel cots can be provided (bed linen not provided for the cots) Security deposit A security deposit of £250 is required when booking this property. The lawn to the side of the property also contains the secluded exclusive family indoor heated swimming pool. The pool is private for guests' sole use, only house guests please (no outside guests permitted). Thank you for your cooperation. please do not leave your dogs unattended as they may be able to get out of the garden and there is sheep, cattle, and horses close by. A charcoal barbecue will be available for guests from spring 2023, please supply your own charcoal (the shop at Wheddon Cross sells it). In addition, there are many little corners in the garden areas with seats to enjoy this beautiful part of the Exmoor countryside. The property is located in a Dark Sky Reserve so please do not leave the outside lights on when no one is outside, ALSO please check the pool lights are off after use. Pool rules: The pool building please be kept lock when not in use, key is released only to lead guest. Adults over 18 years of age should be present at all times. Use at guests own risk and adherence to the pool rules if guests ignore the rules an injury may occur. Before using the swimming pool please all guests should familiarise themselves with its layout including the depths (at a constant depth of about 1.04 meters or lower for the length of the pool) and any safety instructions. Use the steps for entering and leaving the pool. Please no running, diving, or jumping allowed in the pool area. Please do not swim if you have had a contagious illness or have suffered from diarrhoea or sickness within the previous 48 hours or have open wounds, warts or influenza. or at Night Do not swim alone or after consuming a heavy meal or alcohol. NO CHILDREN 18 YEARS AND UNDER MUST NOT BE ALLOWED IN THE POOL AREA WITHOUT ADULT SUPERVISION and please one adult per two children. No sharp objects glasses, crockery, or Alcohol in the pool please note sharp jewellery must be removed before entry as it is a lined pool. Access is via the lawns up a natural grass slope please be aware/careful and take great care and wear appropriate footwear in wet/damp conditions. Toddlers or babies must wear water-proof nappies in the pool at all times. No PETS/DOGS in the pool or the pool area or seating area Please can the ADULT replace the cover when not in use always. Always lock and remove key by an adult when not in use
